Overview
A false ceiling has to do two jobs at once: hide the services running above it -- ducting, cabling, sprinkler lines -- and stay flat, level and crack-free for years afterward. Most of the problems we get called out to fix started at the framing stage: joints spaced too far apart, a channel left unsupported over a long span, or boards fixed before the MEP work above them was actually finished. We survey the ceiling void first, not just the room below it, so the framing we build accounts for what's actually running through the space.
We cover false ceiling installation and decorative ceiling detailing, gypsum partitions (including fire-rated and soundproof builds), gypsum wall cladding and feature walls, and repair work on existing ceilings and partitions that have cracked, sagged or taken water damage. On a partition job in particular, the board and stud spec has to match the purpose -- a standard single-layer partition between two store rooms doesn't hold to the same standard as a fire-rated wall between units, or a soundproof partition behind a meeting room.
Fire-rated and acoustic partitions are specified jobs: the board type, stud gauge, insulation fill and joint treatment all have to match what the wall is actually meant to do, not just look like a normal partition from the outside. We build to the correct specification for the intended rating rather than defaulting to a standard partition build and calling it fire-rated.

A fire-rated partition uses specific board types (often multiple layers), a matched stud gauge and specified joint and insulation detailing to achieve a tested fire-resistance rating, typically for a set number of minutes. A standard partition is built for division and soundproofing only, without that certified assembly. The two aren't interchangeable -- a partition needs to be built to the fire rating from the start, not upgraded afterward.
Look for brown or yellow staining, a sagging or bulging section of board, a musty smell, or visible cracking along a joint line. Water-damaged gypsum board loses structural strength even if it looks intact, so a stained patch usually needs to be cut out and replaced rather than just repainted over.
It depends on the cause. Hairline cracks, small holes and minor joint separation can usually be patched and repainted. Sections that have sagged, taken sustained water damage, or lost their fixing to the ceiling structure need to be cut out and replaced, since the board itself has weakened. We assess the extent on site before recommending repair or replacement.
A properly built soundproof partition -- with the correct insulation fill, board layering, and sealed joints and edges -- significantly reduces sound transmission between rooms; it doesn't create a fully silent barrier. The result depends on getting the full assembly right, including sealing gaps at the floor, ceiling and adjoining walls, which is where many soundproofing jobs fall short.
Timeline depends on the ceiling area, the design (a flat ceiling versus a stepped or tray design with cove lighting), and whether any MEP work needs to happen in the void above before boarding. We give a firm timeline after the on-site survey, once the scope and design are confirmed.
The most common causes are under-specified framing (channels spaced too far apart or unsupported over long spans), fixings that have worked loose, or water ingress that has weakened the board. Sagging rarely reverses on its own and typically means the affected section needs re-fixing or replacing.
